About Draw — Construction Billing & Lien Waivers
Progress billing and lien waiver tracking for construction subcontractors.
What it is Draw is a progress-billing and lien-waiver system for construction subcontractors. It produces AIA-style pay applications with a continuation sheet that carries itself forward — scheduled value, work completed to date, stored materials, retainage — and it stops a draft going out when the waiver that should travel with it is missing. Why it exists Subcontractors bill monthly against a schedule of values, and the paperwork is where the money gets stuck. A pay application short a signed lien waiver does not get paid; it just sits. So the overview does not show vanity metrics. It shows what is billed and unreceived, how much retainage is being held to closeout, and how many drafts cannot go out because a waiver is missing. That last number is usually the one worth real money. Try it before reading another word Live demo, no signup: https://tekinworks.com/draw/ — the login is printed on the page (demo@draw.app / demo1234). It is loaded with a real-shaped project: a mechanical subcontractor mid-way through a $946,500 medical office building, six prior applications already carried forward. Type a figure into any billing line and watch total-to-date, percent complete, balance to finish and retainage move together. Bill past a line's scheduled value and it turns red. What the buyer gets Full source code, documentation, the seed script, and 30 days of email support for setup questions. The demo above is the product, not a cut-down version of it. What is not included No revenue, no customers, no traffic, no email list — none of these exist. No domain (the demo runs on a subdomain I own). You deploy to your own server and connect your own Stripe. Honest scope Single tenant per deployment. It generates G702/G703-shaped applications, not the copyrighted AIA forms themselves. No accounting integration yet — a QuickBooks or Sage export is the obvious first addition. No e-signature: waivers are tracked and uploaded, not signed in-app.
Next step: <p>Deploy to your own server and Stripe account, register a domain, and pick one acquisition channel. Specialty subcontractors are reachable through their trade associations - ASA, NECA, MCAA and SMACNA all publish member directories - and construction accountants and CFMA chapters reach the person who actually owns the billing process. Product-side, the obvious next builds are AIA G702/G703 PDF export, conditional and unconditional waiver templates per state, retainage tracking across multiple projects, and a general-contractor portal for waiver collection.</p>

What's included
All related design work, Source code, All related data
Also included: full documentation (README, SPEC, deploy guide), the seed script that builds the demo dataset, and 30 days of email support for setup questions. I will walk the buyer through a deployment on a call if that helps. Not included and worth stating plainly: no domain, no revenue, no customers, no traffic, no email list. I built a portfolio of vertical B2B tools and cannot take all of them to market myself — that is the honest reason this one is for sale, not a problem with the product.
Reason for selling
I build and sell vertical B2B SaaS outright - that is the business, not a side project I lost interest in. Draw is finished, deployed and documented. What it needs next is an owner who already knows construction billing, and that is not me: someone who has chased a lien waiver through a general contractor's payment cycle will get further with it in a month than I would in a year.
